An unfinished basement is the cheapest square footage you’ll ever add. Finishing it adds a family room, guest suite, home office, gym, or even an income-producing ADU — without changing your home’s footprint.
What’s in a basement finish
- Framing, insulation, drywall, paint.
- Egress windows where bedrooms are added (required by code).
- Plumbing for bathrooms, wet bars, or kitchenettes.
- Electrical: outlets, lighting, switches, sometimes a sub-panel.
- HVAC tie-in or supplemental heating.
- Flooring suited to a below-grade space (LVP, engineered wood, polished concrete).
Moisture matters
Portland basements are usually dry, but not always. Before we frame anything, we check for moisture issues and address them — usually with drainage and waterproofing on the foundation, sometimes with a sump pump. Skipping this step is how a finished basement turns into a mold problem.
Code and permits
Finished basements require permits and inspections in every Portland-area jurisdiction. We handle the paperwork, schedule inspections, and make sure the work meets code — especially the egress, ceiling height, and smoke detector requirements that come up the most.
