What’s involved in a new-home build
- Design. Either with your architect, with one of the architects we work with regularly, or with our in-house drafting for simpler plans.
- Permits. We handle all city and county permitting, plan checks, and inspections.
- Site work. Excavation, drainage, foundation, utility tie-ins.
- Framing, roofing, weatherproofing.
- Mechanicals. Plumbing, electrical, HVAC, low-voltage.
- Insulation and drywall.
- Finishes. Flooring, cabinets, countertops, tile, paint, trim.
- Exteriors. Siding, decks, hardscape, landscaping if in scope.
- Final inspections, punch list, certificate of occupancy.
Timeline and pricing
A new home in the Portland market typically takes 10–14 months from groundbreaking to move-in. Pricing varies massively by lot conditions, design complexity, and finish level. A clean lot with a straightforward 2,500 sq ft single-family plan and mid-range finishes typically lands in the $500K–$900K range for construction (excluding land). Custom and high-end builds run higher. We’ll give you a realistic budget conversation early.
